It is very important to reaffirm at this stage, our approach to Sales is all about assessing the property, (as opposed to appraising the property) to identify add value options and potentials, which highlights/uncovers value and identifies target markets. This brings more people to the table for that particular opportunity.
Further to this, our role is to communicate these options and potentials to each target market. Even if they don't go ahead and realise the inherent potential/opportunity, this communication builds the value in the transaction for the purchaser as they know the opportunity/potential is there.
Assessing the property helps the agent to more fully understand the property in front of them. This can then facilitate a "win - win" for buyer and seller alike.
